Greystar Student Living took over management of The Element in Sacramento California in March of 2010 in what was a very challenging operating environment. The property was suffering from low occupancy due to continued headwinds from the economic slowdown and some legacy reputational issues. Greystar jumped in and drew up an aggressive marketing re-branding and pricing plan which was clearly communicated to ownership for review, input and approval. This allowed for quick and energetic implementation at the site level resulting in occupancy being driven to 96% in the fall of 2011. In addition, we realized a 45% increase in total income, and 125% increase in NOI.
